Knox Shopping Centre, Wantirna South, VIC (2003)
The Knox Shopping Centre project included the linking the Centres and taking the net lettable area from a combined total of 114,742 m² to 143,000 m² which on completion was the largest Shopping Centre in Australia.
Significant planning and subsequent implementation was required to relocate 40 tenants into interim premises and ultimately into their final tenancies.
The development incorporated a number of ground breaking precincts including:
- Create a budget fashion/service mall anchored by a Kmart.
- Redevelop and remix the existing Fresh Food Court
- Develop a lifestyle precinct known as “The Loft” which consisted of Homewares/Beauty/Gifts.
- An outdoor entertainment & leisure Precinct anchored by Village Cinemas consisting of restaurants, cafes and food & beverage tenancies.
Chris Quirk was integral in the initial planning and feasibility analysis of the mini-major strategy which was required to be completed prior to the final approval of the project.
Michael Haddrick was appointed as Project Leasing Manager to develop and implement the Leasing Strategy including completion of the final mix and responsible for the delivery of the leasing program and budget. Michael also was instrumental in procuring the “Ozone” Entertainment & Lifestyle precinct.
Kathleen Bonnitcha was an important incumbent Leasing Executive who was the conduit between the existing Centre Leasing and the Fresh Food precinct and fashion mix.
On completion, the project was significantly in excess of the budgeted development profit and further, in order to maintain the link between leasing and management, Michael was appointed as General Manager of Knox City/Knox Ozone.
